What is an Office Fit Out?
A commercial office fit-out is the process of taking an empty interior space and converting it into an office set up that can be usable according to the company’s specifications and goals.
Office fit-outs can sometimes be mistaken for a renovation and may seem like a demanding project. But they can also be a worthy investment for any business owner, as well as for your employees.
Types of Office Fit Outs
There are two categories for office fit-outs.
Category A: White Box Space
Category A fit-outs are commercial spaces that have been completed by the developer, or what is referred to as a whole box space. This means it is a clean canvas left for someone to tailor their space. Although each project can vary, a typical category A fit-out consist of the following installations:
- Toilets
- Grid ceiling
- Fire system
- Lighting
- Raised floors
- Air conditioning
- Internal surface finishes
- Blinds
Category B
A category B office fit-out is a commercial office fit-out design that relates to completing the aesthetic design of the fit-out to tailor it to meet the particular needs of the business or tenant. Category B fit-out includes:
- Installation of special lighting
- Kitchen area fit-out
- Installation of offices
- Installation of meeting, board, and conference rooms
- Reception area fit out
- Installation of furniture
- Installation of audio/visual and technology equipment
- Final finishes and branding
Turnkey Office Fit Out
A turnkey fit out is also known as a design and build fit-out. In this scenario, the developer or tenant of the space hires office fit-out contractors to complete the project from design concept (preconstruction) through construction, to presenting the business the keys because the space is ready for use and occupancy.
